Office fit-out quotes in Bangalore are usually given per square foot, and the rate on its own tells you very little. Rs 2,000 per sq ft in a warm-shell building on the Outer Ring Road and Rs 2,000 per sq ft in a bare-shell floor in a converted building in Indiranagar buy two very different offices, because one of them already has air conditioning, a ceiling and toilets.
In 2026, office interiors in Bangalore cost roughly Rs 1,200 to Rs 1,800 per sq ft of carpet area for a basic fit-out, Rs 1,900 to Rs 2,800 for a mid-range office and Rs 3,000 to Rs 4,500 or more for a premium one. This guide explains what sits behind those numbers and how to build a budget your landlord, your finance team and your contractor will all agree on.
Bare shell or warm shell: check this first
A bare-shell space comes with the structure, the floor slab, the external windows and a power supply to the floor. Everything else is your cost: flooring, false ceiling, air conditioning, lighting, toilets, the pantry and fire safety.
A warm-shell space usually includes central air conditioning, a basic false ceiling with lighting, finished toilets and a fire sprinkler and alarm system. Most Grade A buildings along the Outer Ring Road, in Whitefield and around Manyata Tech Park offer warm shell.
The difference is large. Air conditioning alone can be 15 to 25 per cent of a bare-shell fit-out budget. Before comparing quotes or buildings, write down exactly what the landlord provides and what condition it is in.
Cost per square foot by fit-out level
A basic fit-out covers open-plan workstations, one or two meeting rooms, a pantry, standard electrical and data cabling, a plain grid ceiling and vinyl or tile flooring. It costs Rs 1,200 to Rs 1,800 per sq ft. A 3,000 sq ft office would be Rs 36 lakh to Rs 54 lakh.
A mid-range fit-out adds better workstations with storage, glass-partitioned meeting rooms, phone booths, designed lighting, carpet tiles in quiet zones, some acoustic treatment and branded graphics. It costs Rs 1,900 to Rs 2,800 per sq ft.
A premium fit-out adds custom joinery, a designed reception, feature ceilings, full acoustic design, video conferencing in every meeting room and higher-end furniture. It costs Rs 3,000 to Rs 4,500 per sq ft and more.
These rates include furniture. If you are moving existing furniture, take 20 to 30 per cent off the total.
Cost per seat
Per seat is often a more useful number for a growing team. Most Bangalore offices plan 60 to 80 sq ft of carpet area per person, including meeting rooms, circulation and the pantry. At mid-range rates, that works out to Rs 1.2 lakh to Rs 2.2 lakh per seat.
Dense layouts at 45 to 55 sq ft per person bring the per-seat cost down, but the office fills up fast and meeting rooms stay booked. Plan for your 18-month headcount, not today's.

Where the money goes in a typical office
In a mid-range bare-shell fit-out, the budget usually splits roughly like this:
- Furniture, workstations and chairs: 20 to 30 per cent
- Air conditioning and ventilation: 15 to 25 per cent
- Electrical, lighting and power backup distribution: 12 to 18 per cent
- False ceiling, flooring and wall finishes: 15 to 20 per cent
- Partitions, glass and doors: 8 to 12 per cent
- Data cabling, Wi-Fi, AV and access control: 8 to 12 per cent
- Fire alarm, sprinklers and safety signage: 3 to 5 per cent
Furniture is the biggest swing. Workstations range from about Rs 8,000 per seat to Rs 35,000 or more for good ergonomic systems, and task chairs from Rs 4,000 to Rs 15,000. Across 40 seats, those choices alone can move the budget by Rs 10 lakh.
Costs people miss in Bangalore office fit-outs
Electrical load is the first. Many buildings offer a sanctioned load meant for an earlier tenant. If your office needs more for ACs, a server rack or a large pantry, a load enhancement through BESCOM takes time and money, so confirm the available load before signing the lease.
Power backup is the second. Ask what the building's DG set covers: full load, or only lights and a few sockets. If it is partial, plan a UPS for workstations and network equipment.
Internet redundancy is the third. Two service providers on separate routes into the building is standard for teams that cannot afford downtime, and the second line needs to be planned into the cabling from the start.
Approvals and building rules are the fourth. Most commercial buildings require fit-out drawings to be approved by the building management, work in set hours and a refundable deposit. Some also require fire drawings to be reviewed before work begins.
Restoration at the end of the lease is the fifth. Many leases require you to hand back the space in its original condition, which means paying to remove partitions and ceilings when you leave. Read that clause before you design heavy built-in work.
How landlords and leases affect the budget
Fit-out periods of 30 to 90 days rent-free are common in Bangalore commercial leases, especially for larger floors. Use the period fully by having designs approved before the lease starts.
Some landlords offer a fit-out allowance or build to your specification in return for a higher rent. It reduces the upfront cash you need, but you pay it back over the lease, so compare the total cost over the term.
How long an office fit-out takes
A 2,000 to 5,000 sq ft office usually takes 6 to 10 weeks on site after design approval. Larger floors of 10,000 sq ft or more take 10 to 16 weeks. Design and approvals add three to six weeks before work starts.
The longest lead items are usually air conditioning equipment, furniture systems and imported glass hardware. Order them as soon as the layout is fixed.
